Emmanuel Luswata is a REALTOR® with eXp Realty who helps homeowners sell, buyers buy, and investors build portfolios across Greater Cincinnati and Dayton, Ohio.
Before you sell, know your real number. Not a Zillow guess, a price built from the homes that actually sold near you. I'll walk your home, pull the MLS sales, and show you exactly where it fits.

How I sell your home
I compare your home to what sold near you in the last few months and walk you through every comp.
We go over the small fixes that pay off, and skip the projects that don't.
Your home goes live looking its best on day one, when the most buyers are watching.
You hear from me at every step, from the first showing to the closing table.

More from clients
Emmanuel was extremely professional and efficient. He had answers to questions before I even knew I had a question. He was available anytime something came up. There were some repairs needed on the purchase property he took care of everything with seller. I would recommend him for anyone looking to purchase a home.
We are moving to Cincinnati from Oklahoma and were beginning our search from oklahoma. Emmanuel began by showing us homes via FaceTime to help us narrow our list. … He was really responsive to all of our texts and found answers for our questions! He is a wonderful agent and I couldn't recommend him more!
He takes the time from the very beginning to truly understand your wants and goals. He is honest, punctual, incredibly responsive and on top of everything from the beginning to the end of the transaction. Professional, yet down to earth and easy to be around.

Cincinnati market · updated every Monday

New contracts bounced back from the slowest week we've tracked, and closings picked up with them. Price cuts dropped to the fewest since Labor Day week. And for the first time since mid-September, there were fewer homes for sale than the week before.
One good week isn't a turn. Late fall usually cools off, so the next two weeks will tell us whether buyers are really back or just catching up.
For buyers, you still have more to choose from than a year ago. But the stretch where sellers were cutting every single week may be starting to close.
For sellers, more signed contracts is good news. Price it right from day one and it can move.
Around Town: the Cincinnati Zoo's PNC Festival of Lights opens Nov. 19.
If you knew prices weren't coming down much further, would you buy this winter or still wait?

Seller questions
I pull the homes that sold near you in the last three to six months from the MLS, match them on style, size, beds, baths, garage, basement and condition, and adjust for the differences. Then I walk your home, because updates and location details change the number.
In October 2026 the median home in Hamilton, Butler, Warren and Clermont counties went under contract in 14 days. Homes priced right still move fast. Homes priced too high are the ones that sit and end up cutting.
Usually the small things: paint touch-ups, anything broken, a deep clean and good lighting. We walk the house together and skip any project that won't pay for itself.
Often, yes. It depends on your equity and your loan options. We plan the timing together and line up a lender early so you know your choices before you list.
Your costs include the brokerage fee you agree to in writing, your share of title and closing costs, and any credits you negotiate. I'll give you an itemized estimate of what you walk away with before you list.
Free home value report
Online estimates guess from public records. They can't see your new roof, your finished basement or the busy road out front. I can.
Free, usually within a day. No obligation to list.

Almost every seller I meet has already looked up what the internet thinks their home is worth.
