The October report

More homes for sale. Priced right, they still go fast.

Prices are about even with last year. There are 11% more homes for sale than a year ago, so buyers are comparing harder. Homes still go under contract in about two weeks when they're priced right.

$312,000Median sale price · +0.6% vs. last year

The official MLS report

The official September report for all of Greater Cincinnati.

The MLS of Greater Cincinnati's own monthly report covers every county in the MLS, not just the four above. It tells the same story: prices still up, more homes to choose from, fewer new contracts. By the MLS's own measure it is still a seller's market, just less of one than a year ago.

$315,000Median sale price · +5.4% vs. last year
2.2 monthsSupply of homes · up from 1.8 a year ago
27 daysAverage time on the MLS · 24 a year ago
1,529New contracts · -9.9% vs. last year

141 brand-new homes sold in September, up 36% from last year. Source: MLS of Greater Cincinnati monthly report, MLS-wide, single-family and condo, September 2026, published 10/13/26. The MLS calls 5 to 6 months of supply balanced.

03

Fewer cuts, still far more than increases

What it means

What to do with this.

The market isn't crashing and it isn't hot. It's a market that rewards good pricing and preparation.
